One Chapel Place lies just off Oxford Street, W1 in the core of the Central Activities Zone (CAZ), which has been identified in the London Plan as the vibrant heart and globally iconic core of London. Additionally, Westminster’s City Plan outlines that the borough needs 4,789,940 sq ft of additional office floorspace and 63,000 office based jobs by 2040 to support the rate of business growth in the area.
The existing office accommodation at One Chapel Place will soon be obsolete and unable to attract occupiers. We want to help deliver the GLA’s and Westminster’s ambitions for exemplary offices in the CAZ. Central to our proposals is the provision in 2031 of 73,000 sq ft of new, high-quality office space at this well-connected but currently under-utilised site.
Our proposals can deliver light, modern office space with improved ceiling heights and flexible floorspace. Our redevelopment will provide the best in 21st-century sustainable workspace and offer amenities expected by occupiers including end of journey facilities, wellness and community uses and high levels of natural light. The high-quality space provided will be key in attracting long-term tenants, ensuring the longevity of the building and contributing to the area’s success.
The ground floor will be home to co-working and new restaurants. Both will provide an active and lively setting for the public realm around One Chapel Place. The activation of this space will also encourage passive surveillance of the area discouraging anti-social behaviour.
